As a Lake Tahoe real estate expert, Lake Tahoe Realtor, and a long time Lake Tahoe and Truckee resident, I am also my own client. I have bought and sold my own property in Lake Tahoe, and it is only recently that I began to wonder about the actual building costs of the wonderful Lake Tahoe real estate I am selling, since that is not the method applied by real estate appraisers and real estate agents. Is a complex roof line more money? Will it cause a house to appraise higher? Trusses vs. beams?? Has anyone noticed my expensive beam in the living room that made the room more open? Is a 1 story house cheaper than a 2 story house?
As a long time Lake Tahoe real estate agent, I became curious what would happen to Lake Tahoe real estate evaluations should one apply the ?actual cost to build? method. When I do Lake Tahoe real estate evaluations I don?t take into consideration building costs at all! Just because you spent $100,000 on your new kitchen, doesn?t mean you will get it back ? but that Lake Tahoe view sure will get you paid!? The appraisal is strictly based on age, square footage, neighborhoods, amenities, and end finishes to a degree, and a general condition of the home. However, in real estate appraisals there is a method of applying the actual cost to build, which is only used on very rare buildings with no comparable properties available.
So, I started researching. General consensus is that a 2 story house is cheaper to build than a single story, but a single story property is not going to be more expensive than a 2 story property. This is good news for Lake Tahoe real estate owners and investors, as there are many regional rules that don?t allow coverage needed for single family homes, leaving the only option to build up. Though Lake Tahoe offers unsurpassed beauty which draws people to own real estate in the first place, most Lake Tahoe real estate owners are investors first, so here are some general money saving tips when building a new structure in Lake Tahoe:
1) 1 story house is more expensive to build, as more concrete and more roof
2) Stacking bathrooms will save on plumbing
3) The heating should be cheaper on a 2 story house as heat rises
4) Building simple roof-lines with trusses vs. beams
5) Minimizing decks
6) Keeping in mind stock sizes for windows and doors
7) Utilizing premanifactured granite for counter tops
But above all, the Lake Tahoe and Truckee real estate should suit your personal lifestyle, so paying a little more for the features that will enchance your Lake Tahoe experience should always be a priority!
